Welcome to
Diamond Real Estate Management. Thank you for considering to
conduct business with our company. Our intent is to provide
you with quality service you deserve--and nothing less. We
strive to provide the best possible management service. Each
account can be setup to the homeowner's specifications.
Homeowners can decide on how much involvement they want in their
investment. You will see below that we can provide a bare
minimum to a full range of services.

Management Fees:
Vary depending on classification of property.
Collect Rents:
Collect all rents and maintain accurate tenant records.
Rental Processing: Includes thorough application
process, credit check, rental and income/employment
verification. Homeowners can opt to be involved in
application process.
3 - Day Notice: Notices are compiled and served to
tenants who are late with rent. There will be no
service charge to homeowners for serving 3-day notices.
Statements/Owner
Disbursements: Statements are disbursed on a
monthly basis, usually between the 10th and the 15th of the
following month. Owner disbursement checks are disbursed
on a monthly basis, either issuing checks on the 10th or the
25th of the month. A deposit can be placed into your
personal account at your request.
Loans/Insurance Payments: Monthly mortgage payments are mailed
and will be made promptly and efficiently.
Accounts Payable: Payments for miscellaneous vendors
will be made monthly (i.e., utilities, landscaping, pest
control, etc.)
Collections/Evictions: Although our intention is to avoid
obtaining unlawful detainer actions against tenants at all
cost, sometimes they are inevitable. The unlawful
detainer action fees are $375.00 (subject to increase), are
paid by the owner and charged to the corresponding
tenant. Sheriff's lockout charges are $175.00. We
will represent you in court when necessary, at no extra
charge.
Move-Out Inspections: When a tenant vacates a unit, we
will conduct a thorough inspection, order any maintenance,
painting and cleaning, and assess charges against the tenant's
security deposit. Office policies are followed if
inspection is conducted with or without tenant being present
Pre Move-In Inspections: Prior to renting a unit, we will
conduct a thorough final inspection after all vacant unit work
is completed, noting condition of unit prior to tenancy.
Tenant Emergencies: Our company has established a
separate maintenance phone line, for tenant use to report
necessary repairs. The system is set up for both
emergency and non-emergency calls. We have contracted
with a vendor, Diamond Services, who will handle all emergency
calls, 24 hours a day. A service technician carries a
pager when on call (which the system will page upon designated
emergency calls), and will notify the property supervisor
prior to repair calls after normal business hours to obtain
authorization.
Advertising: Coordinate all advertising for
vacant properties (paid by owner). |
